Under The House Guide is operated by an individual based in Spain and is written for readers in the United States. The operator is a publisher, not a contractor: this site does not carry out, arrange, broker or supervise waterproofing, foundation repair, drainage, mold remediation or radon work of any kind, anywhere, and is not a licensed contractor, structural engineer or industrial hygienist.
What this site is
Under The House Guide publishes independent, general-interest explanations about water and structure under a home: how water gets into basements and crawl spaces, what the different seepage patterns tend to mean, what drainage and waterproofing approaches actually do, how sump pumps fail, what moisture does to framing, and what foundation cracks and wall movement generally indicate.
What this site is not — please read this one
Nothing on this site identifies mold. Mold cannot be identified from a photograph, a description or a smell, and species cannot be distinguished by eye. Where we discuss growth we describe it as growth and treat it as evidence of persistent moisture. Confirming what something is requires sampling by a qualified party, and that wording is deliberate throughout.
Nothing on this site assesses your foundation. We explain what crack patterns and wall movement generally indicate so that you can describe yours accurately. Whether a particular wall is safe, and what it needs, is a judgement for a licensed structural engineer who has seen it — ideally one who is independent of whoever would sell the repair.
Nothing on this site is professional advice, and it is not a substitute for a licensed contractor, engineer or inspector. It is general information written without knowledge of your property, your soil, your climate or your circumstances.
In the United States, building requirements are set locally. Crawl space ventilation and vapor barrier requirements, sealed crawl space provisions, sump discharge rules, radon requirements and permitting all vary by state and by jurisdiction. Where we describe them we do so in general terms and point you at your own local building department — we do not certify what is lawful or compliant for you, and we do not publish a national figure for a rule that is set locally.
This site publishes no medical content. It does not describe symptoms, diagnose conditions, assess exposure or offer any opinion on health outcomes, including any relating to mold, damp or radon. If your concern is health rather than the building, that is a matter for a medical practitioner and for your state or local health department.
This site offers no insurance advice of any kind — not on coverage, not on claims, not on whether a particular event might be covered. That is a question for your insurer or an appropriately licensed adviser, and it is outside what we write about.
This site deliberately does not explain how to carry out structural repair — reinforcing or straightening a wall, underpinning, installing piers, or temporarily supporting a floor while a member is replaced. It also does not explain how to excavate alongside a foundation that may be compromised, because doing so can make the situation worse. Those omissions are editorial policy, not oversights.
To the fullest extent permitted by law, the operator accepts no liability for loss, damage or injury arising from action taken, or not taken, on the basis of material published on this site. You use the information here at your own risk and on your own judgement.
Prices and running costs
As a matter of editorial policy, this site does not publish prices, hourly rates, quotes, or the cost of waterproofing, foundation repair, remediation or equipment. They vary by region, by access and by year, and a figure left on a web page becomes misleading with time. Where money is relevant we explain what drives it and what to ask, and send you to a current source.
Affiliate links and independence
Some links to retailers may be affiliate links, meaning the operator may earn a small commission if you buy through them, at no additional cost to you. Where that applies it is marked on the page. Affiliate arrangements do not influence what is recommended, and the operator has no commercial relationship with any waterproofing contractor, foundation repair company, remediation firm, inspector, manufacturer, brand or trade association.

The text, structure, design and original graphics of this site belong to the operator unless stated otherwise. You are welcome to quote briefly with attribution and a link. Wholesale reproduction of pages is not permitted.
