Crawl space encapsulation: what it includes and what it doesn't fix

Encapsulation is a system, not a sheet of plastic. Understanding which parts you are being offered is most of the decision.

Encapsulation has become the default answer to a damp crawl space, and like most defaults it gets applied to situations it doesn't suit. It is a real and effective approach. It is also a package of several distinct things, and proposals vary enormously in which of them they include.

What a full encapsulation normally involves

A ground liner. A heavy vapor barrier covering the entire soil floor, with seams sealed and the material carried up the foundation walls and sealed to them. This is the core of it, because bare soil is the main moisture source.

Sealed vents. The space is taken out of communication with humid outdoor air.

Insulation moved to the walls. Rather than insulating between the floor joists overhead, insulation goes on the perimeter walls, bringing the crawl space inside the building's thermal envelope.

Humidity control. A sealed space still needs moisture managed — usually a dedicated dehumidifier, sometimes conditioned air supplied from the house.

Access and drainage detail. A sealed, insulated door, and — where relevant — a sump and drainage so that any water arriving has a route out.

A quote covering only the first of those is a vapor barrier installation. That may be exactly what your crawl space needs, but it is worth knowing which product you are buying.

The condition that has to be solved first

Standing water. If water pools under the house after rain, a liner laid over it changes nothing about the water — it puts plastic on top of it. Liquid water has to be dealt with first, by drainage and usually a pump, on the same principles as a basement. Encapsulating over an unsolved water problem is the single most expensive mistake available in this subject.

The same applies to a plumbing leak under the floor, and to drainage that is delivering surface water under the house in the first place.

What encapsulation does not do

It is not a structural repair. If joists or a sill plate have been damaged by years of damp, sealing the space stops the cause but does not restore the wood. That is separate work and the assessment belongs to a licensed structural engineer.

It is not mold remediation. Sealing removes the conditions that allowed growth, which is the durable part of the answer. Existing growth on framing is its own question.

It is not radon mitigation, and this one causes real confusion. A sealed liner changes how soil gas moves under a house and can be part of a mitigation system, but sealing alone is not mitigation and should never be treated as proof that radon has been handled. The only thing that tells you your level is a test.

It does not resolve combustion appliances. A furnace or water heater in that space has requirements for combustion air and venting that a liner does not address.

Questions worth asking about any proposal

Does it include drainage, or does it assume the space is already dry? Is insulation included, and where does it go? What controls humidity afterward, and who maintains it? Is the liner sealed to the walls and piers, or laid loose? What happens at the access door? And can somebody still get in to inspect plumbing and framing afterward — because a beautifully sealed space that nobody can enter is a space nobody will check.

A reasonable order of operations

Find and fix liquid water. Fix the drainage outside that may be feeding it. Assess any wood damage, with an engineer if the structure is involved. Then encapsulate, and then control humidity — measuring it afterward rather than assuming.

Frequently asked questions

Is encapsulation worth it?

It depends on what your crawl space is doing. Against ground moisture and humid-air condensation in a hot, humid climate, it addresses the actual mechanism. Against standing water, it is the wrong tool and an expensive one.

Can I just lay plastic on the ground myself?

A ground vapor barrier is the highest-value single element and it is a real improvement over bare soil. The difference between that and encapsulation is sealing, wall coverage, insulation and humidity control.

Will it get rid of the musty smell upstairs?

Usually it addresses the cause, because the smell generally comes from damp conditions below moving upward. If it doesn't change after the moisture is controlled, that suggests another source.

Does encapsulation take care of radon?

No. It can form part of a mitigation system and it changes how soil gas moves, but it is not mitigation by itself. Testing is the only way to know your level, before or after.
