Growth on floor joists: what it's telling you about the crawl space

It is not really a wood problem. It is a humidity problem that became visible on the nearest available surface.

Shine a light up at the underside of a floor in a damp crawl space and you will frequently find discoloration on the joists and subfloor. It is one of the most common findings under an American house, and what it means is more useful than what it looks like.

Why the joists, and not somewhere else

Growth needs moisture, and in a crawl space the moisture arrives in two ways: up out of bare soil as vapor, and in through vents as humid outdoor air. Either way it ends up in the air of the space.

That air then meets the coolest surface it can find. In summer, the underside of a floor sitting above a cooled house is exactly that — and so are the ducts and pipes running through the space. Moisture condenses there, the wood stays damp, and organic material plus persistent moisture is all that growth requires.

So the joists are not the problem. They are the readout. They are where the crawl space's moisture condition became visible first.

What tends to be found alongside it

Insulation falling out from between the joists. Batts installed against the subfloor absorb moisture, get heavy, lose contact and drop. Fallen insulation is often the first thing a homeowner notices, and it is a moisture signal in its own right.

Condensation on ductwork. Cold ducts in humid air are a reliable condensation surface, and they can drip onto everything below.

A musty smell upstairs. Air moves upward through a house, so what is happening below is being partially delivered above.

Damp or darkened subfloor near the perimeter, which may point at the rim joist or the sill plate — the parts of the structure closest to the masonry and most exposed to moisture.

We will not tell you what you are looking at. Nothing on this site identifies mold — not from a description, not from a photograph. Visual identification is unreliable, distinguishing species by eye is not possible, and the honest route to certainty is sampling by a qualified party.

The EPA publishes consumer guidance on mold and moisture in homes, and that is the right starting point for the non-building side of the question.

What we can be clear about is the building physics: growth on framing means the space has been persistently damp, and cleaning the surface without changing that guarantees a return visit.

Distinguishing it from the thing that looks similar

Efflorescence is the white crystalline deposit that appears on concrete, block and masonry. It is mineral salt left behind by evaporating water. It appears on masonry rather than wood, and it brushes off as a dry powder. It is a moisture indicator too, but a different one — it maps where water has moved through the wall.

The order that actually fixes it

Find and remove liquid water first — standing water, a plumbing leak, drainage delivering surface water under the house. Then cover bare soil with a vapor barrier, which removes the largest continuous source. Then address the air: in humid climates that usually means sealing the space rather than ventilating it, plus active humidity control. Only then does dealing with the affected material make sense, because now it will stay dealt with.

And if the wood is soft, crumbling or structurally suspect rather than simply discolored, that is a different category. Damaged framing is assessed by a licensed structural engineer, and it is not a surface-treatment question at all.

Frequently asked questions

Is discoloration on joists always mold?

Not necessarily — staining can have other causes. This site does not identify it either way, because visual identification isn't reliable. What the discoloration does tell you is that the space has been damp.

Can I just clean it off?

Surface treatment without changing the moisture conditions is temporary by definition. If the crawl space is still damp, the conditions that produced growth are still there.

How do I know if it's efflorescence instead?

Efflorescence appears on masonry rather than wood, looks crystalline or powdery, and brushes off dry. It is a sign that water has moved through the wall.

The insulation has fallen out of the joists. Related?

Usually yes. Batts against the subfloor take on moisture, get heavy and lose their hold. It is one of the more visible symptoms of a persistently damp crawl space.
