The five ways water gets into a basement
A basement is a box in wet ground with a small number of weak points. Knowing which one is leaking is most of the work.
Water does not get into a basement mysteriously. It gets in through a short list of places, and each has a look, a timing and a fix of its own. Working out which one you have is the difference between solving a problem and buying a system.
1. The cove joint, where the floor meets the wall
The joint between the slab and the footing is a construction joint. It is not a defect and not a crack; it is simply where two pours meet. When the water table under the house rises, pressure pushes water up through that seam, often along a long stretch rather than at one point.
How you recognize it: seepage that appears at floor level around the perimeter, frequently on more than one wall, often a day or two after sustained rain. This is the classic case for interior drain tile and a sump pump — the water is managed and routed out rather than blocked.
2. A crack in the wall
A poured concrete wall can carry shrinkage cracks that are structurally uninteresting and still let water through under pressure. The giveaway is that the wetness has a clear origin point and runs downward from it, often leaving a stain or a chalky mineral trail.
This is the one case where injecting the crack genuinely addresses the leak. What injection does not do is anything structural — and if the crack is horizontal, or stair-stepping through block, the leak is the least of the questions it raises.
3. The window well
A below-grade window sits in a well, and the well is a container. If its drain is absent, blocked or silted up, it fills during a storm and the water ends up against a window frame — which is nobody's idea of a waterproof assembly.
This is often the easiest of the five to confirm: go and look during heavy rain. If the well is holding water, you have found it.
4. Up through the slab
Water appearing in the middle of the floor, away from any wall, means pressure from underneath. Concrete is not waterproof; a saturated subgrade will push moisture through it, and where there are shrinkage cracks in the slab it will come through those first.
Related and worth separating: efflorescence, the white chalky deposit that appears on concrete and block. It is mineral salt left behind by evaporating water, so it is evidence that water has been moving through the masonry — useful as a map of where moisture travels, even when the surface is dry today.
5. A pipe
The category everyone forgets because it doesn't fit the story. A supply line, a drain, a water heater, a failed washing machine hose or a condensate line can all put water on a basement floor with no help from the weather at all.
The test is simple: does it correlate with rain, or with water use inside the house? If the basement gets wet on a dry week, stop investigating the yard.
Two conditions that get mistaken for leaks
Condensation. In humid months, warm moist air meeting a cold foundation wall or a cold pipe will deposit real, visible water. It looks like seepage and it isn't. A useful distinction is that condensation appears broadly on cold surfaces rather than tracking from a specific point, and it tracks the humidity rather than the rain.
A sewer backup. Water coming up out of a floor drain is not groundwater finding its way in. That is a drainage system that cannot take what is being delivered to it, and it is a different call to a different trade.

Where to stop
Identifying the entry route is genuinely within reach of a homeowner with patience and a flashlight. What is not is judging a foundation. If your investigation turns up a horizontal crack, stair-step cracking in block, or a wall that has moved, the question stops being about water and becomes structural — and that is an assessment for a licensed structural engineer, not for us and not for a website.

Can I tell the cove joint from a crack just by looking?
Usually, yes. A cove joint seep appears at the line where floor meets wall and often along a long run of it. A crack leak has a visible point of origin in the wall itself and runs down from there.

Water is coming up through the floor drain. Is that groundwater?

In humid weather, yes, and it happens more than people expect. Condensation tends to appear broadly across cold surfaces and to track humidity rather than rainfall, whereas a leak has a route and a repeatable location.
