Interior vs exterior waterproofing: what each one actually does

They are sold as alternatives to the same problem. They are actually two different strategies, and only one of them keeps water off the structure.

The word "waterproofing" is doing a lot of work in this industry. It covers at least two jobs that share almost nothing except the outcome you are hoping for, and knowing which one is in front of you makes any proposal legible.

Exterior: keep the water off the wall

The exterior approach treats the foundation as something that should never be wet. The perimeter is excavated down to the footing, the outside face of the wall is cleaned and repaired, a waterproof membrane or coating is applied, and drainage is installed at the footing — typically perforated pipe in washed stone, often with a drainage board against the wall to give water a clear path down.

What it does well: it addresses the water before it reaches the structure, which means the wall itself stays dry. That matters for masonry that is already deteriorating, and it is the only approach that meaningfully changes what the wall is exposed to.

What decides against it: access, almost always. Excavation means digging out the perimeter of an occupied house, and the obstacles are usually above ground — a deck, a patio, a driveway, mature trees, a neighboring property, utilities. The disruption is real and it is the reason this is not the default recommendation everywhere.

Interior: let it arrive, then take it away

The interior approach accepts that water will reach the wall and focuses on where it goes next. A channel is cut in the slab at the perimeter, perforated pipe is laid at the footing, and everything drains to a sump pit where a pump lifts it out of the building.

What it does well: it is effective against exactly the condition most basements actually have — hydrostatic pressure pushing water in at the cove joint — and it can be done without touching the yard. It is repeatable, serviceable, and you can see it working.

What it doesn't do: it does not keep the wall dry. Water still arrives at and moves through the masonry; it is simply collected before it reaches the room. If the concern is the condition of the wall rather than the dryness of the floor, that distinction matters.

The dependency it creates: everything now relies on a pump, and a pump is a motor that will eventually fail, usually during the storm you needed it for. Interior systems and sump pump maintenance are not separate subjects.

The third option sold as the first

Waterproof masonry paints and coatings applied to the inside face have a genuine, narrow role: resisting dampness and vapor movement through masonry. They cannot resist liquid water under pressure. If the water table is pushing on the far side of that wall, a film on the near side has the weight of a saturated yard behind it, and it will fail — typically after a season of appearing to work.

The option that isn't waterproofing at all

Before either system, it is worth establishing whether the house is delivering its own rainwater to its own foundation. Downspouts discharging at the wall and ground that slopes back toward the building are extremely common, cheap to change, and frequently the entire explanation. It is unglamorous, nobody sells it as a system, and it is the first thing to rule out.

How to compare proposals honestly

Ask what each proposal does with the water — blocks it at the outside face, or collects and pumps it. Ask what happens in a power outage if the answer is a pump. Ask what the guarantee actually covers and what would void it. And be wary of any diagnosis offered before somebody has seen the outside of the house in the rain.

One firm line, as everywhere here: if the wall is cracked horizontally or has moved, this is no longer a waterproofing decision. Get an independent licensed structural engineer to assess it before anyone excavates alongside it, because digging next to a wall that is already under load can make things worse.

It is usually the sensible first step. It is inexpensive, it addresses a very common cause, and if it doesn't solve the problem you have learned something useful — the water isn't arriving from the surface.
